Colony Reef Club Rental Policies

CANCELLATION POLICY
The pre-payment deposit minus a $50.00 cancellation fee will be refunded for any cancellation made 31 days prior to the first day of the rental period. Any cancellation made 30 days prior to the first day of the rental period shall forfeit the full rental amount. A no-show shall forfeit the full pre-payment deposit, full rental amount, and all fees and taxes. Any cancellations must be made in writing and either mailed or faxed to the Colony Reef Club.

A maximum of two parking permits will be provided for each unit. A third pass may be purchased for $25.00.

All units are non-smoking! No Pets Allowed!

Check-In: 4:00 PM (EST) Check-Out: 10:00 AM (EST)

Payment Options: We accept Visa, MasterCard, Discover, money orders,
personal checks, cashier’s checks, and certified checks. 

Things to know before you come..............

Supplies & Appliances (minimum):
* An initial supply of bed and bath linens.
* Kitchenware, utensils, dishes and cookware.
* Air conditioning and heat.
* At least one TV.
* Full kitchen including microwave, oven and dishwasher.
* Washer and dryer

Some units have grills. Charcoal grills are prohibited on decks, porches and balconies. Please see individual descriptions for amenities of each property. We cannot provide replacements or give refunds for the failure of these items or other small appliances. We will to the best of our ability repair or replace items as needed.

Things to bring:
* Paper Towels and Napkins
* Extra Toilet Paper and Garbage Bags
* Aluminum Foil and Plastic Wrap
* Dishwashing Detergent
* Laundry Detergent
* All purpose Cleaner
* Bath Soap and Shampoo
* Staple items (salt, pepper, sugar, etc.)
* Condiments
* Extra Linens if desired
* Suntan Lotion and Sunglasses
* Tackle Box
* Medicines and Prescriptions
* Hats
* Camera 
* Beach Towels
* Umbrella
* Beach Chairs and Raft

Housekeeping: Your home will be thoroughly cleaned before each arrival. If you are not satisfied, please call our office immediately. If you are a late arrival, please notify us by the following morning. If you have not called by this time, we will assume that you found everything in acceptable condition. During your stay maid service is available for $100 per full clean.

Age Requirements: We do not rent to anyone under the age of 25 (legal photo ID required upon request). Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.

Parking: All vehicles must display a valid parking permit. The permit will be issued at check-in time. Limited to Two(2) vehicles per unit parking. If more than two parking permits are required there will be a $25 charge per week or $5 per day. (During the busy season you will be issued one front lot and one back lot parking pass. All extra passes will be issued for the back lot.)

Telephones: All long distance, extended service, and internet dial-up calls must be charged to a calling card, collect, or third party. There is no charge for local phone calls.

Smoking: Smoking is strictly prohibited inside Non-Smoking rentals. You will incur additional charges for carpet cleaning and deodorizing if evidence of smoking is found.

Maximum Occupancy: The maximum number of guests is based on the individual property’s ability to comfortably and safely accommodate our guests.  No exceptions will be made. Sleeping limits are usually limited to 6 guests.

Keys: Pick up keys at our office and return them upon departure. There is a $25 re-keying charge for lost keys. If you lock yourself out after hours, a locksmith charges will apply.

Advance reservation/rental rates: Reservations are accepted up to one year in advance. All guests that stay with us have first right to book the same time and unit for the following year.

Things to Do Before Check-out: Please leave your home in the general condition as it was found. Additional cleaning fees may be charged for excessive wear:
* All dishes clean and put away.
* All food removed from refrigerator.
* All furnishing placed in original position.
* All trash in bags and placed in outside trash container.
* Close windows and lock the doors.
* Check under beds, in drawers and closets for your personal items. We are not responsible for items left behind.
* Keys must be returned to rental office at check-out.

Alcoholic beverages may be consumed in your condo or on your patio, but not in any public area of Colony Reef Club.
